Spring Home Tour: Come Join Neighbors Nite Out!

Thursday, March 30th, Sonoran Lifestyle Real Estate is inviting you and your neighbors to come tour 8 great homes, learn about “the ‘hood” and meet new friends.  Neighbors Nite Out is from 4:00 pm to 7:00 pm. You’ll have the opportunity to get to know Fountain Hills, the homes on tour, the neighbors, and the neighborhoods.

The event is scheduled to coincide with “National Neighbor Day,” during that week.  We always wonder who our neighbors are, and finding the time to introduce yourself is usually left to chance.  But what if having the perfect setting to meet your neighbors gave you the opportunity to find a great neighborhood to live in? Whether you’re a social butterfly or homebody, getting friendly with the folks next door is an important part of living in a community.

Even though the exact origins of Neighbor Day cannot be accurately traced, the holiday seems to have popped up almost randomly in various places at various times, one thing is universally valid:

 Neighbor Day is all about fostering strong personal connections that last the whole year round.

Every day can be neighbor day. There are no rules written in stone as how to celebrate Neighbor Day, and you are free to use your imagination:

  • Reach out to your neighbors! Cookies, a bottle of wine, tickets you can’t use…they’re all nice ways of acknowledging those who share your block.
  • Host a Block Party
  • Spend more time outside…especially if you can do so in the front yard!
  • Invite your neighbors to join you for one of the many activities we enjoy here in Fountain Hills….concerts, movies in the park, art festivals, Art on the Avenues (Thursdays)…there are a thousand opportunities in our wonderful community. Hint:  Music Fest is just around the corner! 

Anything can work as long it brings you closer to your neighbors, and allows you to get know them and the community better. Neighbor Day may only last for a day, but the effects are beneficial year round—and for years in the future!

Before & After Fountain Hills Home Makeover: 10 Interior Design Tips for Family Friendly Design

 

We wanted to capture a recent interior transformation of a family home for sale in Fountain Hills that underwent a major overhaul.  The family updated the flooring and interior paint to brighten up and modernize the home, and hired Fountain Hills interior designer, Gina of Gina B. Designs & Home Staging, to assist with space planning, lighting and incorporating their furnishings with a new layout. Gina draws from her experience as an interior designer, wife and mom of two young girls to help busy families design and space plan their home.  This blog post captures the incredible before and after transformation of this home, along with Gina’s tips and tricks for family-friendly interior design:

1. Design the space for how you and your family live

People oftentimes get inspired by what they see on a design show or a magazine, but are not practical about how it fits with the way they live.  The result can be a room that is designed for show, but never utilized.  The family wanted a casual and inviting entry that was also functional.  The family’s DIY coat rack was paired with a simple bench along with accessories and a wicker basket for extra storage. The elements of the room were tied together with an wrought-iron orb chandelier and a playful, stain-resistant entry way rug.

2. Don’t be afraid of color and texture

There are so many easy ways to incorporate color and texture with accessories like pillows, curtains, and throws to add dimension and warmth.

3. Don’t underestimate the value of lighting

Light fixtures can dramatically set the tone of a room and can make an ordinary space extraordinary.  The dining room chandelier makes an impact for the living/dining room while the sconces add balance to the tableau wall art.

4. Ample storage for kids stuff

Always have a home for where your kids put their things, that way they know where everything should go.  Label with pictures, names, etc. so they know where their toys are supposed to go when they are put away.  The homeowners utilize their entertainment center for storing all of their son’s toys in this room.

5. Declutter the room to make the space work

The living/dining room felt cluttered because there was too much furniture in it.  The designer removed oversized pieces and rearranged furnishings to make the space look and feel more organized and pulled together.  It also makes a space feel more relaxing.

6. Add visual interest by incorporating the unexpected

The homeowners were reluctant when a modern crystal chandelier was recommended for the master bedroom, but now it is one of their favorite elements of the room.

7. Don’t be afraid to combine modern and traditional pieces

In the family room, Gina selected a second hand mahogany end table, a classic striped chair, an antique looking wall clock and lantern to complement the family’s modern furnishings. She utilized sheer, geometric curtains to keep the room feeling light and anchored everything with a traditional rug.

8. Have a space for the kids

The homeowners son’s coveted train set was the focal point for the playroom/bonus room.

9. Don’t wait to decorate

Many families don’t invest in new furniture or décor until their kids are older. Your home is your sanctuary, where you relax, unwind, and create memories as a family. You should love the environment that you live in.

10. You don’t need to break the bank in order to have a beautiful home

Although Gina’s background has included interior designing multi-million dollar homes for a high end home builder, she contends that you don’t need to break the bank to have a well-designed home. Gina loves working with families who want their home to reflect who they are and how they live.  She lives in and practices out of Fountain Hills, Arizona.

Fountain Hills Year-End, 2016 Market Report: A Gentle Upward Slope

As we begin 2017 with a major transition in our national leadership, Arizona has plenty to be optimistic about.  In early January, 2017, Realtor.com placed the Phoenix metro area as the top housing market in the U.S. for 2017.  This parallels the Arizona’s spot as one of the hottest new jobs markets in the country, noted by Realtor.com in a separate article.

Our Fountain Hills market experienced an extraordinary first half of 2016, cooled somewhat in the second half of the year, and nevertheless ended the year with $342.7 million in residential and homesite sales:  5.2% ahead of 2015 and the highest volume of sales since 2007 a decade ago.

A General Upward Trend:  The nice thing about the Fountain Hills real estate market is that it has been a gradual and gentle upward trend since November, 2011.  Not too many dramatic increases in values, and not many periods of flat valuation.  For all of us who lived through 2008-2011, a balanced, gentle upward trend is much preferable to a steep incline, which is almost always followed by a steep decline.  So, if you’re a seller, we hope you’re enjoying our strong market as much as we are.  If you’re a buyer:  What are you waiting for?

2015 Fountain Hills Real Estate Market:  “Slow and Steady Wins the Race”

The following is a portion of the Executive Summary of Sonoran Lifestyle Real Estate’s “Fountain Hills 2015 Year End Market Report”

Aesop’s Tortoise and the Hare fable has a few lessons for the Arizona real estate market.  And it seems Fountain Hills’ buyers and sellers are paying attention!  Overall there were 775 total sales of Homes and Condos, an increase of 7% year-over-year 2014, with prices increasing in the range of 1% across the board.  Of course, there are some variations in pace and appreciation, depending on which product or price strata you’re in.

As we enter 2016, one price range we’re watching is the inventory and sales pace of homes over $1 million.  During 2015, there were 32 sales in this category, vs. 47 sales in 2014 (a 32% decrease Year-Over-Year), accompanied by a 27% increase of inventory at the end of 2015 over 2014.  The 2016 selling season will tell the tale, as it always does, but the fact that there were 32 sales in 2015 with a current inventory of 60 homes available in this price range might indicate a need for better pricing.  The decrease in the amount of purchasing power of the Canadians and those involved in the farming industry from American’s Midwest might have an impact on pricing strength, although our market is bolstered by other buyer profiles, not the least of which is the retiring Baby Boomer from across the country.

On the other end of the pricing spectrum, it might look the same…but not!  Sales of homes less than $400,000 totaled 236 in 2015 and account for 46% of the local market; the 2015 rate of sales is a 13% decrease from 2014’s rate of 271 unitsYet, this decrease is due to a shortage of inventory!  To understand this, consider the current inventory of homes under $400,000 with only 67 homes at the end of 2015, while the end of 2014 saw 76 homes available…a 12% decrease Y-O-Y.  We are likely to continue seeing this trend as inventories of homes shift upwards and the “bottom of the market” disappears.

As we pass the half-way mark on 2015, the Fountain Hills real estate market reflects the cautious growth that pervades the rest of the country, with a 10% increase in the number of sales during the mid-year 2015, compared to mid-year 2014.  There were a total 468 combined sales of Homes, Condos and Homesites, with $177,621,891 in volume during the first half of 2015.

Average Prices of Single Family & Patio Homes at $507,644 saw only modest appreciation of 1% (June 30, year-over-year), while Condos and Townhomes actually saw a 5% reduction in average price to $193,483.  Yet, sales of condominiums increased drastically by 22% with 150 units sold and $29 million in sales, a pace only seen one other time since 2008.  Coupled with a reduction of 12% fewer single family homes & patio homes sold under $400,000, and there are strong indications that price growth may likely follow for the lower price range of inventory.

Year-End Fountain Hills Market Report: A Great 4th Quarter!

Sonoran 4thQtr2014 MarketReportThe Fountain Hills Real Estate Market was on fire during the 4th Quarter of 2014, posting the highest 4th quarter  sales volume since 2006 with $73 million ($78 million in Q4/2006).  4th Quarter saw a total of 180 residential sales, a sales pace we haven’t seen since 2005 when 209 residential units sold during 4th Quarter.  Year over year results are impressive as well, as we finish 2014 with $296 million, a volume we haven’t seen since 2008 with $284 million.  Fountain Hills booked 722 sales of homes & condos during 2014, a sales pace not reached since 2006 when 712 units were sold…wow!  Average sales price of all Fountain Hills homes & condos sold in 2014 is $410,413 versus 2008 when the average price was $482,205.

Custom homesites still have not found traction, but with home prices growing at a substantial rate, it’s only a matter of time before home buyers turn to the economies of homebuilding as an alternative, yet we believe that construction prices and build times are not yet competitive or stable enough to make buyers comfortable.  And, there are currently alot of very nice homes on the market, providing a reasonably updated option for most folks to choose.  The savvy investors, however, will understand that buyers in future years will want more updated options and energy efficient choices…those who purchase homesites for long-term investment will likely be treated well in the future.

Speaking of inventories, total Fountain Hills inventory currently sits at 497 homes (approx. 5% of our total market) versus 426 units one year ago, an increase of only 15%.  And, with prices returning to 2008 levels, many folks who’ve been waiting to recover from purchasing in 2006 and 2007 (at the high of the market) are able to consider moving on to other opportunities.

All of this is so very encouraging for both Sellers and Buyers.  For Buyers, there is plenty of inventory to choose from and prices are still reasonable.  For Sellers, especially savvy sellers who understand the value of competitive pricing and aggressive staging and marketing, there appear to be many opportunities to capitalize on a strong market during the coming year.

We continue to be encouraged by the number of homes and condos available under $400,000.  Currently there are 199 homes and condos in this price strata, or 40% of the inventory.  Many of these present excellent investment value and opportunity for appreciation.  If you’ve ever  wondered whether a rental property investment is a good way to plan for your future, contact us to help you understand more about this great opportunity!
