3-adult-classesThe Town of Fountain Hills offers hundreds of classes throughout the year, and October marks the beginning of many of the regular sports, education, exercise and support group activities. But is it also the time many new classes launch for the entire winter season.  Lots of new classes this year are offered through partnerships with area “Pros” in Dance, Golf, Tennis, Archery, Fitness and Cycling, to name a few. Some of the newer offerings for Adults include:

  • Beginner to Tournament-training level Tennis
  • Beginner and Advanced Archery
  • MELT Exercise for pain reduction

4-charlottes-webCharlotte’s Web is the musical version of the classic story by E. B. White. All the enchanting characters are here: Wilbur, the irresistible young pig who desperately wants to avoid the butcher; Fern, a girl who understands what animals say to each other; Templeton, the gluttonous rat who can occasionally be talked into a good deed; and, most of all, the extraordinary spider, Charlotte, who proves to be “a true friend and a good writer.” This is a beautiful play about friendship.

Meet at the Trailhead Staging Area. All skill levels are welcome. Many of McDowell’s trails are beginner friendly, and no rider will be left behind. Distances and trails will vary each ride depending on the group. Join other like-minded folks to hit the trails in a supportive, non-threatening environment. Ride will be led by a park volunteer(s). If you are an intermediate musician, join our band under the direction of Scott Hallock. During this seven week band camp, Scott will teach rhythm, timing, pitch and stage presence. Participants are required to practice at home to be prepared for the class each week. At the end of the eight- week session our band will present a concert for family and friends.

In honor of Teen Read Week, taking place from October 9th through October 15th, join in on our teen “Redesign a Book Jacket” competition! Competitors will have until October 15th to submit their revamped book jackets. Voting for the best jacket will open October 16th and run through the end of the month, and the winning entry will win a $10 gift card to Harkins Theater. Additionally, all participants will have their book jacket put on display in the library to showcase their artistic ability to the town.

Bring your kids (ages 4-12) out to the park for this “on your own” program. Stop by the Nature Center between 9-10am to pick up the Junior Ranger Booklet. Head outside to complete the required activities and have fun! Return to the park’s Visitor Center when you’re finished to pick up the Jr. Ranger badge you earned! OCTOBER 9, 2016:  Tour De Scottsdale for Dedicated Cyclists

The course begins at Market Street in DC Ranch, meanders through Fountain Hills and returns to DC Ranch. The event features a 70-mile and 30-mile citizen’s ride.  The Tour de Scottsdale event is capped at 2,000 cyclists so register now!

 

The event beneficiary is the McDowell Sonoran Conservancy, a nonprofit conservation organization in Scottsdale that protects and promotes the McDowell Sonoran Preserve.  http://www.tourdescottsdale.net/event-info/

 On Oct. 22, 300 volunteers in Fountain Hills will unite with a common mission – to improve the lives of others in the town. The “8th Annual Make a Difference Day” event will take place that day. Town volunteers come together to serve residents who could use assistance with a variety of projects in their homes in Fountain Hills.  If you can clean a cabinet, rake a yard, trim bushes, we need you! Anyone can help…no special skills needed…just the desire to be part of a group of friends and neighbors who “move mountains” on this wonderful day of service.

Halloween in the Hills

On Monday, October 31st 2015, from 4pm-8pm, The Town of Fountain Hills will shut down the entire Avenue of the Fountains.  More than 40 local businesses and charities will be providing family game booths along the avenue. Plus businesses stay open for trick or treating! Booths are carnival style, and kids can win candy and toys.  Originator of this great celebration, Sami Fine Jewelry, will sponsor the “Pets and their People” costume contest, a “not to be missed” celebration of hilarious and creative costuming.

But the best spot on the Avenue is Sonoran Lifestyle Real Estate’s “Spider Village.”  There are treats for both kids and adults, and a creepy haunted house-type experience that gets better every year.  Venture into the Spider’s lair to enjoy a fun-filled haunted experience for young and old alike.  The Spider Experience starts at 5:30pm.

The following is a portion of the Executive Summary of Sonoran Lifestyle Real Estate’s “Fountain Hills 2015 Year End Market Report”

Aesop’s Tortoise and the Hare fable has a few lessons for the Arizona real estate market.  And it seems Fountain Hills’ buyers and sellers are paying attention!  Overall there were 775 total sales of Homes and Condos, an increase of 7% year-over-year 2014, with prices increasing in the range of 1% across the board.  Of course, there are some variations in pace and appreciation, depending on which product or price strata you’re in.

As we enter 2016, one price range we’re watching is the inventory and sales pace of homes over $1 million.  During 2015, there were 32 sales in this category, vs. 47 sales in 2014 (a 32% decrease Year-Over-Year), accompanied by a 27% increase of inventory at the end of 2015 over 2014.  The 2016 selling season will tell the tale, as it always does, but the fact that there were 32 sales in 2015 with a current inventory of 60 homes available in this price range might indicate a need for better pricing.  The decrease in the amount of purchasing power of the Canadians and those involved in the farming industry from American’s Midwest might have an impact on pricing strength, although our market is bolstered by other buyer profiles, not the least of which is the retiring Baby Boomer from across the country.

On the other end of the pricing spectrum, it might look the same…but not!  Sales of homes less than $400,000 totaled 236 in 2015 and account for 46% of the local market; the 2015 rate of sales is a 13% decrease from 2014’s rate of 271 unitsYet, this decrease is due to a shortage of inventory!  To understand this, consider the current inventory of homes under $400,000 with only 67 homes at the end of 2015, while the end of 2014 saw 76 homes available…a 12% decrease Y-O-Y.  We are likely to continue seeing this trend as inventories of homes shift upwards and the “bottom of the market” disappears.

The Fountain Hills Artists’ Gallery Christmas Market will take place on December 4, 5 & 6 with extended hours of operation for Friday and Saturday evenings. All Winter Visitors are invited to attend the first annual Winter Thaw Festival on Thursday, January 23, at the Sonoran Lifestyle Real Estate courtyard, 16824 E. Avenue of the Fountains.  The event will begin at 5:00 pm, following the Art on the Avenue and Farmer’s Market held on that day along the Avenue.  

The Thaw Festival is an opportunity for Winter Visitors to meet others visiting the area, and especially from their own home state.  All are welcome and guests are encouraged to wear their favorite team or state-specific clothing and to bring paraphernalia that can be shared.  Guests are also encouraged to bring their personal greeting cards with contact information to share with new (or old) friends they will meet.

“We’ll provide some mixer style opportunities for folks to get to know each other, but this is entirely a social opportunity to meet others from your home state,” adds Dori Wittrig, President of Sonoran Lifestyle Real Estate.

“We’re also encouraging guests to check out our fabulous Farmer’s Market and Art on the Avenue event before-hand to really make a day of it.

The Great Sonoran Race Benefits Local Organizations

2013-12-15 14.36.18The holidays are characterized as a time of giving, and in particular giving to those less fortunate.  For Dori Wittrig, President of Sonoran Lifestyle Real Estate, the spirit of the holidays has always culminated in an event she refers to as The Great Sonoran Race.  It is a fun-filled day that is a combination Road Rally, Scavenger Hunt, team competition and crazy antics that net loads of toys, food and gifts for local organizations in need. 

“It’s always my favorite day of the year,” says Wittrig, who has sponsored The Race for 10 years now.  “It was my way of creating a corporate holiday event that didn’t feel like the same old boring holiday party for staff and clients.  Along the way, it has grown to become a way for folks to participate in a day of giving that results in a mountain of items for those in need.”

This year, Wittrig invited other local businesses to join her Sonoran Lifestyle Real Estate group.

“Stephanie Bjorkman and Sami Fine Jewelry came on board immediately, because that’s who they are…a group of community minded individuals who like to give back.  Kent Martinson at On-Q Financial and Shawn White from Sternfels and White Law also came on board, and together we had nearly 60 racers who participated.  Some of our vendors, including MCL Cleaning, Sweet Designs, Romans Empire Services and Nick Laessig Photography also participated.”

The change to this year’s Race created a spirit of team competition unequalled in previous years.  Many of the 4-6 person teams showed up wearing team shirts.  Teams with names like Santa’s Elves, Combat Crew, Reindeer Gamers and Grinch Mob amped up the fun.

The Sonoran Race has always supported the Extended Hands Food Bank and Toys for Tots.  This year, Pals Rescue and the McKenzie Monks Foundation were included.

“In the final tally, we were able to provide 13 turkeys and hams to the Extended Hands Food Bank, along with 279 items for holiday dinners and 172 regular food staples, plus a cash donation of nearly $200.  Toys for Tots received 119 toys;  The McKenzie Monks Foundation received numerous blankets, games and toys that will end up in “Kenzie Cases” and given to kids who are admitted with cancer to Phoenix Children’s Hospital.  Pals Rescue, a local dog shelter operated at Pals Inn, received 12 bags of dog food, 35 leashes and collars and 32 pet toys.”

Held on December 15, at the Wicked Six Grill at SunRidge Canyon, The 2013 Great Sonoran Race managed to touch thousands in the community, and not just with giving.  Participants were asked to perform acts of kindness—like caroling at local coffee shops. Racers also stopped at the Fountain Hills Community Theater to perform an improvisational skit.  At Fountain View Village, dressed as characters from the Duck Dynasty series, they “fished” a rubber duck out of the water and entertained the residents with crazy antics. 

“I’m told that one group received a round of applause at Fort McDowell Casino…I’ve yet to learn what they did to earn that attention,”  laughs Wittrig, nervously.

“Anyone who has ever participated in The Great Sonoran Race goes away with a wonderful sense of holiday spirit, giving and connectedness.  In 2014, who knows?  We so enjoyed having the company of the other organizations, and next year we’ll probably extend the invitation even farther.”

It’s always interesting to try to analyze (and prognosticate) our Fountain Hills market after the 4th quarter, which is historically the lowest quarter of sales and can often bring a drop in market prices.  The fourth quarter of 2013 has provided few surprises as prices remained high through the quarter but dipped a little in December (more on that later!).  Inventory of residential units (403 homes & condos for sale) is up (although not drastically) over year-end 2012 inventory of 348 units.

Unit count of sales is lower in 2013 than 2012 (834 residential units sold in 2012 vs 788 units in 2013), yet the total volume of 2013 sales (includes homes, condos and lots) at $312 million is the highest rate of sales since the boom year of 2007 with $366 million.  (The highest year on record was 2005 at $675 million.)

Anecdotally, we are seeing more prospective buyer interest in the last few weeks than at anytime during the past 5 years.  What will be interesting to watch is how the new, higher prices will be received and whether the pace of sales can be sustained as prices continue upward….indications are that won’t be the case, yet if sales pace does sustain, we may be in for another market boom. 

The dynamics of our market as prices rise is also worthy of study.  Interestingly, at the end of 2012, 66% of all residential inventory was priced under $500,000.  At the end of 2013, 63% is priced under $500,000, although condos make up a larger portion of that inventory today.

In this report, (specifically “Month-by-Month Analysis” on pages 8-9), we track single family homes by both price and price per square foot.  While average home prices during the year tended to spike and fluctuate then end somewhat flat over last year, the price per square foot has increased much stronger than 2012.  The dip in price per square foot in December is generally expected.  In fact, the price dip normally comes much sooner in the quarter, suggesting that our market will be very strong going into the selling season.

Home sites also finished strong at year-end with 74 sales at an average of $173,000, the strongest price since 2009.  And, the last time we saw more unit sales was in 2005, another indication that lot owners have something to look forward to!
